Common questions

Short answers to the questions MTC receives most.

Opened a CNPJ (company tax ID)? Free license guideWhat your business needs to operate, with a printable checklist and PDF (in Portuguese).

Not necessarily. It depends on the building, its location, its use, the legislation, the built areas, the setbacks, and the documentation available. That is why each property is reviewed before any proposal.

They vary by service. The most common are:

  • Full address of the property
  • IPTU or municipal registration
  • Property record (matrícula) or deed
  • Floor plans, permits, and previous licenses
  • Fines, notices, or requirements received
  • Photos of the property

After understanding the case, the team tells you which documents will actually be needed.

The timeline mainly depends on:

  • Number of services and size of the property
  • Available documentation
  • Visits, surveys, or designs needed
  • Requirements issued during the process
  • Review time at City Hall, the Fire Department, CETESB, or the registry office

After the initial review, MTC gives an estimate for the steps that depend on it.

Yes. Send the notice, communication, or requirement you received. The team checks:

  • The content and the agency that issued it
  • The deadline indicated, when there is one
  • The related documents
  • The steps that may be needed

With this review, MTC recommends the right service and the terms of service.

It depends on the service. A visit is usually needed when the process involves:

  • Measurements and a survey of the property
  • Checking the condition of the building
  • Preparing designs
  • Issuing certain technical reports

Whether a visit is needed is communicated after the initial review of the case.
